Downsizer gives homebuyers a solution to purchase their next home with zero cash deposit. All the buyer needs is sufficient equity in their existing home to qualify. Payment for the new home happens in full at the time of settlement.
If the new home is an off-the-plan build the developer will most often pay the bond fee, however the buyer will have to pay the transaction fee of $1500. If the new house is an existing residence then the bond fee could be paid by the buyer or the seller or a combination of the two. Depending on the term of the bond on the existing house buy there may not be a transaction fee.
If you have reached the eligible age, you may be able to contribute up to $300,000 (each spouse) $600,000 (per couple) from the proceeds of the sale (or part sale) of your home into your superannuation fund. For more information please see the ATO website.
