Buying with Downsizer
  • If you have reached the eligible age, you may be able to contribute up to $300,000 (each
spouse) or $600,000 (per couple) from the proceeds of the sale (or part sale) of your home
    into your superannuation fund.

For more information please see the ATO website.

  • Downsizer offers a new, secure, and cost-effective way to buy property with zero cash
deposit and without having to sell first. We streamline the process by using equity in
existing property assets to help secure the new home. If buyers have sufficient net equity in
their property assets, they could be eligible for a Downsizer deposit bond which replaces
the cash deposit, so the full purchase price is paid at settlement.

  • The purchaser is legally contracted to settle with the developer on completion of the new
property. If required to access funds for settling, the purchaser must sell their existing
property prior to settlement. When a deposit bond is in use, no cash deposit has been made,
so the full purchase price is paid to the vendor through standard conveyancing processes,
once all contractual completion terms are met.

  • The bond fee is variable and generally paid for by the purchasers, though it can sometimes
be paid by the developer or split between the two. A transaction fee of $1,500 applies to all
long-term bonds. This is payable by the purchaser following bond issuance

  • Downsizer is an authorised agent of Credeq Australia Pty Ltd (Deposit Power) (ABN 390625
083 810), an authorised manager of the guarantor, HDI Global Specialty SE (HRB211924).
The payor is Perpetual Corporate Trust Ltd (ABN 99 000 341 533).

  • Deposit bonds are legally valid and available in all states and territories in Australia and
widely accepted as a cash deposit substitute. Credeq Australia Pty Ltd (Deposit Power) has
been issuing deposit bonds in Australia for over 30 years and our product is very familiar
and acceptable to estate agents, solicitors, conveyancers, and sellers (vendors). The vendor
should have no problem accepting a deposit bond in place of a cash deposit though it cannot
    be guaranteed.

  • Should the purchaser default under the contract of sale, the developer may lodge a claim on
the deposit bond for the deposit amount. The claim is assessed by Credeq Australia Pty Ltd
(Deposit Power) as Authorised Manager for the Guarantor, and if valid, payment is made to
the deposit bond holder noted in the contract of sale, through Perpetual Corporate Trust
Ltd. Deposit Power will then seek to recover the deposit amount from the purchaser.

  • HDI Global Specialty (HDI) is the Guarantor of the Credeq Australia Pty Ltd (Deposit Power)
product. HDI is a specialty lines insurer. It is owned by HDI GlobalSE, part of the Talanx

with operations in 9 locations andaccess to a global network of more than 150 countries
    through the HDI GlobalSE network.

To ensure a local, timely, and independent claim process, HDI established a custodian fund
with Perpetual Corporate Trust Ltd (Perpetual) to be used solely for the payment of deposit
    bond claims.

As the Authorised Manager of the Guarantor, Deposit Power is authorised to accept, assess,
and instruct Perpetual to pay valid claims. Authorised staff at Deposit Power have sole
authority to instruct Perpetual to make payment. Such authority to instruct Perpetual is
made independently of and without reference to HDI.

  • Long-term bonds for off-the-plan purchases are available for a 6 to 66 month term. Short-
term bonds for existing properties are available for a 0 to 6 month term (quoted for 6
    months minimum).

  • Very. We take data protection very seriously and comply with all relevant data protection
and privacy policies. Please refer to our privacy policy statement.

  • Our digital valuation methodology sometimes returns a figure that may not match the
expectations of a potential buyer, and in some cases an inconclusive result. This could be
due to land size, improvements to the property since initial purchase, or that the
information retained by our integrated partners is simply not enough to determine an
accurate estimate. In this case, we suggest the potential buyer obtains a formal, independent
property valuation from a registered valuer.

  • The purchaser must sell their existing property if required to use the proceeds to fund the
new property at settlement. The advantage of Downsizer is that the purchaser has a longer
period of time to sell, however short term financing is an option until the existing property
    is sold.
